Market Quay Update - July 2025

Energy infrastructure takes shape with ground source system nearing completion
Work on the ground source heating system is nearly finished. The ground source heating system is made up of two underground pipe arrays. These arrays absorb heat from the earth and carry it into the system, where it's used to help warm the homes. The concrete structures that protect both sections of the system are now in place. One section has already been tested and completed, while the other is moving along well. This kind of low-carbon heating is an important part of the development’s focus on sustainability and future-proof design.

Array 1 from excavation through to full structural casting. With connections tested and backfilled, this section is now complete.
Foundations secured as piling wraps and beam works advance
All piling on site is now finished. These deep foundations (piles) are what the buildings will sit on, helping to keep everything strong and stable. At the rear of the site (the bank), the final pile was drilled into solid rock for extra strength. The team is now working on the next step, which involves digging out and preparing the ground beams that will support the structures above.

Final pile works at the rear of the bank, with full testing and preparation for beam installation now underway.
Infrastructure connections progress smoothly across the site
The pipes that carry heat from the boreholes to the main system have now been installed and tested. Work on the remaining connections is moving along well. These parts of the system help make sure the ground source heating will work efficiently and reliably once the homes are built.

Infrastructure connections from boreholes to manifold and into Plot 10. These underground systems have now passed all testing stages.
A prime coastal site transforming with precision
The drone images below give a great sense of what’s happening at Market Quay. You can see the front of the site right on the water, where part of the old building has been carefully removed but the character kept. From above, the location really stands out, with wide harbour views, direct access to the town, and a compact site that is already changing fast. It’s a rare mix of coastal location and technical delivery.

What’s Next: From Groundworks to Vertical Construction
With most of the groundwork now in place, the focus over the coming weeks will be on a few key areas:
- Finishing the remaining pipe connections and filling in the ground above them
- Continuing beam and drainage work at the waterside plots
- Building the base for the site crane, which will be installed in July
- Making final changes to site access and completing demolition of remaining sections
