Market Quay - Construction Snapshot: May 2026

Construction at Market Quay is entering a new chapter. With the groundworks now substantially complete across the full site, the focus has shifted firmly upward: steel frames rising, roofs taking shape and the first windows arriving on site. The pace and variety of activity across this complex waterfront development has rarely been greater.

Roofs, cladding and windows: plots 9–13 close in on completion

The five waterfront houses are approaching the end of their external envelope works. All masonry is complete and snagging is underway. Roof carpentry is finished, the vapour control layer is installed, and the Prefa-zinc wall and roof cladding is in progress and close to complete. The Internorm windows and doors were delivered this week and installation has begun. These plots are transitioning from structure to skin, and the results are beginning to show.

The bank building: a new roof and new floors

The transformation of the historic bank building is one of the most striking elements of the whole scheme. Felt, batten and lightning protection are all complete across the roof, the two dormers are battened and insulated, and slate and single-ply membrane works are well advanced. Internally, the new second-floor Posi-Joist and Caberdeck structure is complete, the original first-floor birdcage scaffold has been removed, and new first-floor carpentry works are underway. Render to the front elevation is now complete, giving the Market Street frontage a clean, finished face.

Steel rising across the phase 3 plots

The concrete slab now covers virtually the entire site footprint. With the temporary ramp removed and the area excavated, waterproofed and poured, the steel frame erection to plots 1–5 and 14 is progressing well, with columns already reaching second-floor level in places. The courtyard steel frame is complete. This section of the site is moving quickly through the structural phase and will be ready for floor and facade works in the weeks ahead.

What's to come

The coming weeks will bring the development to a significant visual threshold. The Prefa cladding and windows on plots 9–13 will be completed, with solar PV panels to follow and scaffold striking in phases. On the bank building, roof works will finish and the front elevation windows will be fitted. Across the phase 3 steel frame, Comflor and Posi-Joist floors will be installed and the courtyard area will begin to take its permanent form. Market Quay is building toward a moment where the full ambition of the scheme becomes visible all at once.
