Waterfront units rising above the waterline
The most visible change is along the waterside, where Plots 9 to 13 are now at first-floor level. Ground floor blockwork is complete, facing brickwork is largely done, and window openings are formed. The first-floor Posi-Joist floor system is in place across all five units, and the Comflor composite deck has been poured with concrete, creating the solid platform from which the second floor will now rise. The view from the water is beginning to reflect the CGI renders that have defined the project from the start.

Phase 3 groundworks: foundations laid
Behind the Market Street frontage, the third phase of groundworks is advancing well. Piling is finished and tested, and the team has moved into reduced dig and blinding, with waterproofing membrane and reinforcement works imminent. The concrete slab will form the basement car park and courtyard area. Completing this section closes out the heavy civils phase and opens up a much-needed additional lay-down area as above-ground works intensify.

The bank building: a structural transformation
Inside the historic bank building, progress over the past two months has been substantial. The internal blockwork for the new stair and lift core is complete to third-floor level, with birdcage scaffold in place at the same height as a safe working platform. Roof removal is actively underway, stripping back the existing structure to make way for an entirely new roof and reconfigured upper floors. The site also transitioned to permanent mains power before Christmas, with generators removed from site entirely, a practical but significant milestone.

What’s to come
The coming months will bring the development into a new phase of visible momentum. Second-floor blockwork and Posi-Joists on the waterfront units will push the building envelope skyward, with roof trusses and coverings to follow. On the bank building, new roof steelwork and slate coverings will complete the envelope and allow internal works to begin in earnest. Across the Phase 3 area, the basement slab and courtyard will take shape, filling in the last section of the site. Market Quay is entering what promises to be one of its most active periods of construction yet.
