We are raising an initial Bond for a total value of £10m with a minimum investment of £5,000 and increments of £1,000 thereafter. There are a number of different interest rates available depending on the term of the Bond and if the Bondholder wishes to receive interest payments monthly (from our Monthly Fixed Income Bonds) or at the end of the term (from our Growth Bonds).

The purpose of the Bond is to assist with the expansion of Acorn's business in the South West region with a principle focus on investment into our existing development pipeline of residential-led schemes managed by the regional offices in South West England and South Wales. All investor funds are incorporated into a development or site that is under the control of Acorn Property Group. Investor funds will typically sit alongside Acorn's own equity and asset contribution to form the full developer commitment to each venture. The balance is provided by our longstanding and highly supportive Commercial Funding Partners.

By investing into our Bonds, the investor gains access to a wide range of benefits, including fixed interest payments of up to 10%pa. We have currently four different bonds available ranging from monthly interest payments to compounded interest paid upon maturity of the bond.

Investors can rely on the assets of the company to support its liabilities. RST Group Holdings Limited has an audited net asset value of £18.8m. RST Group Holdings Limited also has an unrecognised Fair Value Balance Sheet of £41.2m. This gives a total Group Fair Value of £60m.

The Independent Security Trustee will hold the security on behalf of the investors and monitor the same on a regular basis. The Security Trustee will also provide quarterly reports which will include updates on both site progress and confirmation that the relevant agreements, assurances and internal accounting procedures are in line to ensure that the loans are used in accordance with the business plan.

The company issuing the Bond and seeking investment is RST South West Investments Limited, Acorn's Fund Management Company. This company is a direct subsidiary of RST Group Holdings Limited. RST Group Holdings Limited is the trading parent company of Acorn Property Group and was formed in 2017 for the purpose of separating trading from investment within the Acorn group.
